President's Report

1.  We have received the auditor’s report for 2005.  Copies were at the table when you came in.  You can also pick up a copy in the Office.  For those who read it, please do not think activities made $73,000.  The auditors did not include that activities also spent over $67,000.  You will also note that there is a statement that we have around $700,000 in the bank and are insured only for $100,000.  I believe these statements reflect our CDs and we are protected by FDIC because we have our CDs in different banks and at the time of deposit were/are less than $100,000.

 

2.  The search continues for a manager and activities director.  Many resumes have been received, but most do not have the qualifications we are looking for in the manager position.  However, the Board will be interviewing two applicants in the near future. The two applicants for the activities position wanted a 9 to 5 position and the job requires flexible hours.

 

3.  The Management Office has been painted along with the privacy wall and pony walls, and gates. Painting the Yacht Club and pool fence is in process.  Painting of the Craft Room and outside bathrooms at the Rec Ctr are on hold until Verizon completes most of the ground work for their building.  Anticipated is a lot of dust as Verizon begins construction. 

 4.  Three pool decks are being painted.  The Rec Ctr one has been completed.  Next week the Coves pool will be done.  The following week the Yacht Club deck will be done.  The North Park pool deck is in good condition and will be done when needed.

5.  Some of you may have noticed that the curb outside the Yacht Club at the west entrance to the facility has been cut back.  This was done to allow RVs and tour buses if they happen to drive in the parking lot room to exit.  In the past the curb has been run over and broken.  The problem will exiting hopefully has been solved.  Should the east curb become broken from cars going over it, we will shorten this one also.

6.  The Board has approved the hiring of a temporary part-time person about 10 hours a week to help with typing, filing, etc.  This individual will begin on Monday.  Her name is Catherine.

7.  Corrine has done a remarkable job with our in-house newspaper.  Hew volunteer assistant is Nancy Greenland who proofs what has been printed.  Copies are available in the office and Rec Ctr.  The newspaper takes many hours to put together and takes Corrine away from her other duties, so she often gets a little behind.

 8.  Bill Keitel continues to oversee any insurance documents that we receive to be sure they are what is needed. The Association policy was carefully reviewed by Bill and several other volunteers  to be sure what we asked for during our discussion with the insurance agent was included. In addition, homeowners with boat docks have been submitting copies of their umbrella insurance that covers docks.  Also all vendors/contractors have submitted copies of their liability insurance.

 Vada Bowers has been working  to obtain bids to redo some of the chairs in the Yacht Club.  All of you know who have sat on these chairs know how uncomfortable they are after an hour or so.  The bids received are on the agenda for discussion.  She has also been looking replacement  chairs for the Game Room.

Bob Della Pia continues to oversee our weekly invoices  and CD investments. We had two CDs mature earlier this month and one matures next week.  Looking for the best rates takes time.

Chuck and I met with the three representatives from the Shores to continue dialog about the area behind homeowners who live along Lakes 1 and 2.  A document was sent to our attorneys for further legal opinion.

9.  For those of you with computers and email, you read my email about the problem in the exercise room with two pieces of our new equipment.  One piece of equipment had the cable loosened.  Another had nuts and bolts loosened.  Bob was able to repair both.  If this situation occurs again and equipment is made unsafe for use, we will be forced to lock the exercise room.  The Association cannot afford to have equipment tampered with that creates a situation where residents could be injured.

10.  I am afraid  to say the following because the minute I do, someone will complain.  The pool company has been doing a great job.  There have been few problems and everyone seems happy with the condition of the pools.  Will is very diligent and stops in the Office during the week and reviews what he has been done and also checks any concerns.

11.  I am hoping that JND will begin to thin the trees marked with a pink ribbon next week.

12.  There has been no new news from Verizon.  My last contact was that they were waiting for paper work to clear the Coty Council.  This should be around the end of July, if City Council meets during the summer.

13.  When Verizon has completed their work at the Rec Ctr area, we will have the white stripes repainted for parking.  We will also have the parking lines repainted at the Yacht Club at the same time.

14.  As you know there is no Board meeting in August.  See you in September.
