President's Report

Welcome

First of all I want to dispel the rumors about the manager.  The Board met with Shirley and had some concerns about job performance.  It was decided that she was the not the person for the job based on performance nor was she a team player which is vital to the office..  However, she was not fired.  She packed her things and left on Thursday June 15 before any comment was made to her. The Board will continue to look for another manager until we find the right person.  This may mean that several people come and go before the right person is found.  If this is a criticism of the Board not knowing what they are doing, so be it.  The Board will continue to develop a business office with qualified people for the job.  Resumes are often exaggerated and references are from friends and the Board has no way of knowing until the person is on the job.  No one will write a poor reference because of legal issues.  Some residents are concerned that this just is another black eye for Ventana Lakes.  Managers come and go at many communities.  We have not been fortunate enough to find one who can do the work or who fits into our team concept.

The Board continues to search for an activities director.  One applicant has been interviewed.  A decision will be made on Friday regarding this candidate,

Several pieces of  pool furniture were redone for the Rec Ctr and the other pools. 

Palm tree trimming has begun.  The fronds are being placed on the ground and will be shredded as the trimming is done.

The Landscape Committee has placed pink ribbons on trees that JND Tree Company will thin in a week or so.  More trees will be thinned in the fall.

Curtis Coating, the company that was awarded the painting contract, will begin to paint the Office July 10.

The Board of Directors held a meeting with residents who in the subdivision called the Shores, especially those who live on Lake 2.  The issue is what to do with the easement area that belongs to each owner with lakefront property on Lake 2.   Legally the Board has no obligation to continue to maintain the easement are per our attorney.  However, Lennar did the maintenance until he left Ventana Lakes.  Prior Boards did not pursue what was legally recommended and now there is a problem as to what to do in this area.  A small committee of residents will be meeting with Chuck and myself over the summer to discuss an amenable resolution to the issue.

There are rumors that the Board forced a resident from her home because of failure to pay assessment fees.  The attorneys for Ventana lakes have followed the law in this matter.  The house has been vacant for probably a year.  There was a Sheriff’s sale and no one bought the house, so by default the Association now has the house.  There are legal issue that have to be resolved in the next few weeks and in addition, nothing can be done with it for six months.

Bids are being sought for painting the pool decks.  To date we only have 2 bids.  Several companies have been contacted, but none have responded. 

The auditor report is waiting for my signature, but we had several comments and thus I have not sent the draft back.  The report probably will not be ready because of my delay until next week.

The pump and motor  for Lake 7 may need to be replaced.  These pieces of equipment only last x number of years because the run 24/7. 

The YC pool may have to be shut down for several days.  The caulking has dried up and is shrinking in size.  It needs to be removed.  The algae needs to be killed and the grout applied in place of caulking.  Stay tuned for further announcements about the pool. 

For those who worry about algae in the lakes.  There will always be some.  Lake 8 is the biggest concern because of drainage from owners’ fertilized grass that drains into the lake.  The Lakes  Committee and the lakes treatment company monitor all lakes.  Chemicals are added as needed to control the growth of algae. 

Food will no longer be available before Bingo on Monday nights.  There have not been enough volunteers to help and the same ones who have worked every Monday are beginning to think it is a permanent job.  It is hoped that in the fall there will be more who volunteer and food will again be available before Bingo.

The last two coffee forums have been poorly attended.  The Board has decided to cancel the forums for July and August and begin again in September.  However, if there are 50 or less who have purchased tickets by Thursday the week of the forum, the forum will be canceled.
